Receivership
David B. Cohen is eligible under NYS UCS Part 36 to be appointed as a Receiver, Property Manager or Real Estate Broker for real estate going through foreclosure in 8 counties.
A Receiver is appointed by the Court at the request of a lender during the period between when a foreclosure motion is filed and when the foreclosure is completed. Generally, a Receiver is appointed to collect rents, pay necessary bills and generally manage a property. Capital Realty Management of NY provides detailed accounting services to the court.
Maintenance and Construction

Vacant Property Inspections
Capital Realty Management of NY will visit vacant property to assure the owner that the property value is maintained.
We provide:
- property intrusions inspections (vandals, thieves and squatters),
- manage the utility usage (not too hot, not too cold),
- property preservation – identifying and repairing roof leaks, broken locks and windows, and other security issues
- property alarm response

Investment analysis and Consulting
Capital Realty Management of NY provides expert assistance in the analysis of a property being considered for purchase. CRMNY provides a ‘fresh set of eyes’ and will do physical inspections, and financial and budget analysis that you do not have the time to complete. CRMNY will provide consulting on purchase offers based upon inspections and provide assistance during the due diligence phase of acquiring a new property. CRMNY can solicit and analyze bids for an agreed upon scope of work that may be during the due diligence phase or after closing.
